Affordable Housing Corporation Home Improvement Program

Homeowners can receive $10,000+ to pair with or enable energy efficiency and electrification projects through NYSERDA Empower+ and/or Weatherization Assistance to improve health and safety.
 

You must own and occupy a 1-4 unit building in the counties of Albany, Columbia, Greene, Rensselaer, Schenectady, Saratoga, Warren and Washington.

Eligibility Guidelines
Home Improvements

Health and safety, energy efficiency, and electrification projects including but not limited to:

Energy efficiency upgrades

Roof repair/replacement

Furnace clean/tune/replace or heat pump installation

Hot water tank replacement

Electrical system updates, knob+tube removal, and/or full panel replacement

Home Eligibility

1-4 unit home, owner occupied​

located in the selected counties:

Albany

Columbia

Greene

Rensselaer

Schenectady

Saratoga

Warren

Washington 

Owner Eligibility

Home is primary residence

Current with Property Taxes

Current with Homeowners Insurance

Have low- to moderate-income:

Many (but not all) payment assistance programs have limits to the maximum gross income you can earn and still be eligible for the program. Often the income limits are based on HUD guidelines published each year. If you are close to the maximum income limit, please check in with our team of program administrators and have them confirm your eligibility.

Application Details
  • Complete an application and let us know what work needs to be completed.

  • Provide documents to show you are eligible for the program:

    • Picture ID or other documentation with home address

    • Documentation verifying that you own the property 

    • Current Homeowners Insurance

    • Recent Utility Bill

    • Recent Bank Statements

    • Income Verification:

      • Federal Income Tax records (2 most recent years), including all schedules

      • Pay stubs for last 60 days

      • Social Security award letter (if applicable)

      • Self Employment - Most recent IRS Quarterly Report of Earnings (if applicable)

      • Other as applicable: Disability, Workers Comp, Unemployment, Pension, Child  Support/Maintenance, Annuities, Veterans Benefits, all other.

  • Schedule a home inspection with us to develop a work scope.

  • Sign Agreement regarding work to be completed, estimated grant amount and more.  See Sample Document Here.

  • Sign Declaration of Interest document to be recorded at County Clerk’s office.

  • If the home is sold or no longer occupied by the homeowner, funds may be recaptured (Repayment Chart): 

    • Award less than $5,000 - 2 year regulatory period

    • Award of $5,001 to $10,000 - 5 year regulatory period

    • Award over $10,001 - 10 year regulatory period
